Design: After our initial consultation and appointment with you, we carry out a full measured survey and develop the design brief into preliminary drawings, usually with several alternative proposals, to ensure you end up with the design which most suits your needs and budget.
Using Computer Aided Design, we produce accurate, easy to read drawings and illustrations of the proposed designs.
Planning: Once you have decided upon the design you like, we prepare the appropriate drawings and documentation required for submitting a planning application to the relevant Planning Service Office.
Please note that whilst we endeavour to do our best for our clients, we cannot guarantee that planning permission will be granted.
Building Control: Once planning permission has been granted, we prepare and submit detailed working drawings, specifications and documentation to obtain Local Authority Building Control Approval. This ensures that the design meets all the current Building Regulations.
Tender Process: At the same time as submitting the plans for Building Control Approval, we can send full tender documentation to a number of building companies and invite them to submit a competitive tender for carrying out the works. We pride ourselves on the select list of builders we use, most of whom we have had a professional relationship with for a considerable time, but can also do the same for other builders you would like to include.
Upon receipt of the building quotations, we can carry out a full tender analysis and assist you in appointing the most suitable company to carry out the work. We then issue a full set of construction drawings and documents to you and the builder.
Although our standard service does not include project management, we do carry out regular site visits and remain in constant contact with both you and the builder throughout the project to ensure the works are carried out to your satisfaction.
